Also, the ability to export reports for partners or lenders would be a plus.Essential Data/Analytics: Reliable rent estimates, cap rates, cash-on-cash return, operating expenses (especially maintenance and CapEx), and local market trends like population growth or job market health are key for decision-making

I've since had to do a service call for the fridge and had to replace the oven recently as the repair was going to be about as much as a newish used one that was in great shape. 

In decent shape now.  

I have no data on this but I would bet most of these offerings are not scams in any way shape or form.

It had not been taken care of very well so the trees weren't in as good of shape as other properties. 

In the end it comes down to being able to detect the BS and find the right people once you do that you are in pretty good shape.

However, I do agree that there is a problematic trend of guru's falling in love with "creative" without understanding the big picture.
