Hi All,I have just started  a career transition and excited to be getting into the real estate industry.

Without that existing network, I’d find out-of-state management much more challenging, and I generally wouldn’t advise OOS management for new investors who don’t have reliable local contacts.Currently, I’m in the process of transitioning my properties to a local property manager.

The last thing I’ll add is your objective even when you buy in C or lower class neighborhoods is to invest in neighborhoods that have the fundamentals that suggest they can transition to at minimum a B neighborhood.

Most seasoned professionals in distressed real estate either transition from extensive careers at real estate firms or legal offices that deal with foreclosures and similar issues.

There should be details on what happens with future bookings.Contact Evolve: Reach out to them and ask about the specific process for terminating your agreement and what happens to the bookings.Have a Plan for Guests: If you’re able to transfer bookings, ensure that guests are notified well in advance, and the transition is seamless.Since you’re new to STR investing, taking the time to clarify these details will help you avoid any surprises or disruptions.

Mixed-use zoning has been a goldmine for many of my clients, particularly those who started with owner-occupied properties and later transitioned them to full commercial use. 

Build self-employment by leveraging real estate activities, staying financially prepared, and transitioning to business after generating cash flow.Good luck!
