I cannot say for other areas, but in my area when tourist season is over renting stops. 

In that time, the town has gone from a sleepy little town and fishing village to a growing tourist and traveler destination.

The Ybor City area located just outside of downtown is developing area which brings tourist, cruiseline guest, music groups and artist nationwide.

Tourist areas come to mind.

Summer and winter are full of tourists here - I Airbnb my other properties here, so I can tell that my estimates are very conservative.

They will need some fixing like 10000€ cause the building is old (68') and they didn't fix anything since like 10 years so it will take a lot of work.These apartments (the 1st apt bedroom and balcony and the 2nd apt balcony have a full sea view and Heraklion is a tourist attraction so I'm thinking about going 100% on short-term tourists renting. 

New Bern is a historic area for tourist and a retirement place for seniors.

The highest COC return here is around 4%. are the 7-8% return in Valencia that you refer to on long term rentals or only in tourist areas?
