The one thing I wish I had known on my first deal was to find the pickiest most thorough inspector you can.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

If you are looking inside Philly, check the specific area thoroughly - Philly currently has a glut of new construction apartment inventory with amenities and free rent incentives you could be in competition with.

Even I was close to a  fabulous house but the inspector was so thorough and he mentioned Wood Destroying Organisms and we found so much termite infestation in the attic etc that I decided it was too much work and moved on:)
