I tendered the claim under the MIA to them and they retained counsel for MY insured. 

There is a REAL difference between a rental and a nightly vacation rental home, primarily in the form of the tender love, care and attention needed to establish and maintain what is essentially a mom and pop hotel business. 

This will need confirming, but I am pretty sure their last day to redeem is the day the tenders are opened, then it is owned by the highest bidder. 

How about something along the lines of “… The price tendered is subject to revision pending receipt of actual cash  flow information”?

I start with a property on my list and punch it into google maps, if the area has other homes in the neighborhood that may need work i make my way up the street using my mouse and target other homes that may need some "tender, love and care" copy and paste the address into the database for properties we may be able to work with.

When I was buying in Seattle I would buy "off market" homes that needed a little tender loving care.
