I'm assuming that anything in regards to the Marketing Campaign needs to be documented fully to prevent the Seller from claiming you had manipulated the Seller to sell to you after the Listing expired.Another issue that is coming up in my mind is that, if I buy within 120 days from the Listing Contract Expiration, then I must factor a commission to the Listing Broker.I can offer the Listing Broker his share of the Commission.If I offer the Seller to buy his property AFTER the 120 day cooling period, then I'm just acting on my own behalf as an Investor.
