Just wanted to add that I also have a clause about no holes in cabinetry or doors, that it is not considered normal wear and tear, and they will be responsible for full amount of repair or replacement if they do. 

Lots of wear and tear that the owner is responsible for. 

I recently retired from the military and I don't want to ask for permission to do something reasonable anymore since I had to for 29 yrs.As the owner your little bit of energy savings and wear and tear on the unit will cost you hundreds if not thousands in lost revenue.

The Patio has tiles that show some wear and tear but certainly does not need to be painted or at least I won't paid for it.

But I sincerely doubt that they'd make you tear it out and redo it unless it was done wrong to begin with. 

Many people will spend a couple thousand on tax lien / sub taxes, then the county tears down the house and liens it for 10K+ and the vacant land is worth less than that. 

Those 3 kids will tear that new house to shreds.
