I bet the deals are better there, but I'm not interested in that stuff now.Here are my rough numbers (I still don't have expenses):Purchase = 150,000Monthly gross income = 1670expenses = 751 (45%) or $835 (50%)monthly NOI = 919 or 835P + I at 4% and 4% down = 698Cap Rate = 7%, which I believe is about right for this marketCF = $221 - 137 rangeIf I put 20% down, my monthly payment would be $582 and monthly CF would be ~ $300.I'd prefer to use other people's money while rates are so low, plus I'm saving all my dry powder for the stock market :-)

The land/lot is more attractive than the house, so we're not going all-out on a rehab, but we would like to cover up the powder blue vinyl siding.We'll probably use SuperPaint from Sherwin Williams, which apparently is designed for this purpose.

Sorry for diverting, but has anyone tried a technique of using a stud finder to drill between wall studs, and then squirting (if you can squirt a powder) Boric acid into the holes?

The only thing I've ever found that works is powdered sugar mixed with boric acid (not boraxo) about 2/3 sugar to 1/3 boric acid.It's poison, so place where pets and kids can't get it.The ants carry it away, so it isn't there very long.
