Be sure to research rental demand, zoning laws, and financing options before deciding.

Consider lease optioning the “now keeper” and walking the created debt forward if you lease option buyer can cash you out. 

There was an STR boom when many people bought homes here thinking they could have passive income, but that is not the case here as much as it is in places like Asheville (which is still seasonal, but not as much).

There are people who buy a longer term (12 months or more ) OPTION giving them a RIGHT to purchase a subject property, at a certain price, within a certain amount of time, and attempt to either sell the option for a higher price or close on a simultaneous purchase and sale to an end buyer paying a higher price.

When you look back, like the people who bought in 1979 did, youll thank yourself you bought in 2024.

Leverage is key and the diversity of options is also good.
