Just bought my first rental in Indy last year and wanted to start my airbnb business.

@Kyle Atans  or PHX when building stopped dead cold and they deported half the construction workers who happened to be 80% of the tenant base.. same with central CA building stopped  no deportation though :)I just bought in Vegas for semi retirement and tax purposes I kind of like were it sits now.. but no question your timing of that market was impeccable.. !!! 

Hello Everone .I just bought a duplix for 281K in pensacola 2 months ago , Is it the norm to pay around $3200 on a policy ?

Each duplex was bought with an average purchase price of around $270K and is getting an average of $1350 a month in rent

(Your $12k down and your new $24k debt.)The “trick” in regards to less than 10% down is people think they bought and asset or have equity.

I bought my first rental OOS while renting myself.

I bought it last year and thus far have: 1) Appealed assessed value to bring down taxes, 2) Got better (less expensive) insurance, 2) Rehabbed 3/4 units, and 3) increased rents $300-$400 per unit along the way.

In MN it feels like NJ and NY has long bought up every section of decent future developable land.

No debt, they bought this place for like 200k in early 90s, quite old people. im not sure if they will be alive for the 7yr term but they chose it..The reason im putting so much down is im buying w gift money and i want low monthly payments.

We bought it for $399k, and it’s now worth about $650k with $250k equity.
