I always kind of jokingly say to people that if the small stiff we got here bothers you, youd be scared to even live in a house in some other parts of the country.

However with rental property prices climbing to the point where the numbers don't work, and competition for the "Deals" are stiff this presents as a creative way to get some traditionally nonperforming properties, to perform well.I'm intrigued and I have a property in mind that might fit this model nicely.

Looking through other people’s posts I saw when they buy they stiff the seller with 7.5% commission and hefty repair costs, so I guess even if they sell with $0 profit they already made a nice profit during the purchase process.
