I don't know how your budget is looking, but maybe some stained or stamped concrete.

If I'm going to go through the effort to take the siding back and pull a window, I'm going to pull it completely, ensure the wrap is in-place correctly, blue shield, re-install and tape.I just had a tenant call this morning to tell me a window was leaking during all the freezing rain we had on the 23rd ... she thought nothing of it at the time, but today noticed a stain on the living room ceiling below this window.

I understand that if I go with just grey plain non stained it's around $3 per foot.

My other housemate showed me the bathroom and the problem tenant dyes his hair and the dye has stained the toilet and floor!

He can look at stains and say if it's Pesi, Kool Aid, etc.

Also works great on most any stains that need covered, we use it as our primer on old trin that tends to bleed through most primers.

That product seals stains as well as smoke scents.
