I am almost ready to put in an offer for my first STR in Big Bear.

We live in Nevada and want to build a short term rental in Big Bear CA, with the potential of having a Next Gen option so we can also visit on holiday weekends, while staying in the Next Gen Suite.All three of my house I’ve owned were new builds, as they were my primary residence.

I don't know all the rules but last I checked the funds have to be held in a separate interest bearing account and interest must be paid out each year. 

Or does the client bear some of the blame?

To keep it simple the blue states usually afford tenants the most protections so IL and NJ are no stranger to things like this, whereas Oklahoma and Wyoming might be.

I agree....but the OP should still bear in mind that these Blue cities will still have very tenant-friendly laws in place, so that should be weighed into the decision as well....IMHO. 

If that data bears out a big collapse, I'll believe it.

Is it the risk of environmental cleanup liability if there's soil or groundwater contamination?
