What type of property do you plan to purchase(Single, multi, commercial, etc) and where do you plan to buy it?

That's probably sound advice for single family rentals or flips.

I own single family homes but would love to venture into a multi fam…Thank you ! 

The valuation and market value of a multi family property differs from a single family and you want someone that understands the distinctions if you go that route.

They love to talk about his great forms and how the members "feel like a family," but you rarely find anyone that's done a single deal on their own.

You only get a single point of contact for everything all encompassing, and unless they are 100% competent(not even proficient) you are screwed.

Even if you do find such a deal, getting it to cash flow after repairs and a cash-out refinance is extremely difficult, especially for single-family homes.

From there, you can move on to the BRRRR method with single-family homes—buying undervalued properties, rehabbing them, renting them out, and refinancing to pull out your investment for the next deal.

I have had single women rent the place and then bring in their deadbeat boyfriends as live in until they are caught. 

To match the returns you'd have to peg every grand-slam appreciating stock every-single-year on the street.
