I recently graduated college - paid for by the houses my parents were flipping while I was off studying - and wanted to find a modest way to give back what I could.To do this, I'm making a tool that lets them scan their receipts and it will automatically upload it to a pre-formatted Google Sheet that they can keep for each property to track expenses and eventually other metrics like returns etc...

Their jobs include finding properties (he’s a realtor), walking properties prior to purchase (only those we can’t estimate rehab from pics), inspecting GC’s work and progress. - unless the property is a complete gut job we pay for a home inspection during our due diligence- we only hire GC’s.

I recommend a structural engineer further evaluate and make recommendations related to this observation” And regarding this make-shift supports: “Temporary posts exist in the basement that should be considered for replacement with a permanent support system.A temporary post is noted as a support to the ground that does not appear to be resting on a footer.This temporary support post is holding up a metal beam supporting a large portion of the house.This is a structural concern that should be reviewed by a qualified engineer/contractor”I will include a couple pics as well
