I just replaced a dish washer and it took 8 weeks to get!

Guests steal things and they have a way of leaving filthy dishes, a filthy stove and sometimes it is difficult to put all the dishes, utensils and pans in the location you want them.Unlike conventional rentals, you income is not guaranteed, you have to pay management companies a super large portion of your booty because not only does a management company have to take care of your guests 24/7, they also have to deal with the cleaning services and destruction tenants leave behind them.You have to constantly juggle your calendar for tenants who want to move their move-in date forward, backwards and cancel.

I would hate to make an expensive mistake because I didn’t dish out a couple hundred dollars for a title search.

@Joe Splitrock THANK YOU, i have heard that argument in past but never understood the problem, why would it be different than letting the sink open for half an hour and washing dishes, i never heard this should be an issue

Most people like to install there own cable,satellite, internet and phone provider  and I would say this could happen may times when being a landlord and usually a small hole and easy fix.

So far as I am told the tenant broke the soap dish tray off of the tiled shower wall and notified the seller in June 2020.

But each extra body = more trash, more towels, more sheets, more dishes, more cleaning, more wear and tear, more potential damage, Etc...In one of our places, we actually converted 2 of our 4 bedrooms into a yoga room and office respectively, to cut down on the number of potential guests and problems.

It's usually broken/old furniture, a 1992 TV set that weighs 78 pounds, rotten food, dirty dishes, and kid toys.

Clean is defined as: all surfaces (walls, floors, counters, fixtures, appliances) free from dirt, grime, excessive dirty dishes/laundry, and grease.

You also have to pay for the extras (internet, cable, utilities) as well as furniture, dishes and linens.
