Building has to be demolished and built from the ground up as there are many defects to it, So then they were going to renovate but decided it was too costly and time consuming,  he wants 200K so he can sail away from real estate but the property is not worth that asking price in the current condition.

While I sailed around the World I studied every minute possible.

You can find some good deals in foreclosure but that ship has sailed a long time ago.

As for whole sailing, again since I don't have any experience or my license, I wouldn't feel comfortable dealing with contracts and such , alone.

if that is what your asking that ship sailed a few years back.. anything under market pretty much needs to be direct from seller who has no clue what their property is really worth..properties are worth what you pay for them.

Needless to say it can take the wind out of your sails after you have done the analysis on a property only to come up empty yet again.  

I chose whole sailing, however I have no clue on how to do price comparisons :( I watch YouTube videos, but no one gives examples on how to calculate a proper comp price or give example case studies.

The responses to my question has put the wind back in sails!
