I have never had one ask for a term lease later in there tenancy, I have never had a midnight runner and usually get several months notice.

If I was going to rent boats without captains I would definitely be looking into boats that are on the cheaper end something for fishing or tubing, pontoon, or maybe wave runners.  

It is very hard to establish at tribunal that the damage was done intentionally with malice and not just out of stupidity: case example; tenant brought motorbike into living room to change oil and severly damaged/stained carpet - judge ruled tenant had not set out intentionally to cause damage to the carpet -so this was not covered on the other hand, tenant caused offensive graffitti to internal walls -this was ruled to have been done intentionally with malice -so covered However, this policy comes into its own mainly for rent default, of varrying amounts depending on the circumstances but in some cases upto 12weeks if the tenant does a runner.

At this point I would buy a quart of that color and maybe of the two runners up and bush a small section of wall to see how it works.  

I have cleaners that double as runners. 

Proper.ai and Bench are my two front runners.

Once I get a handle on things and have a few months under my belt, I plan on handing it off to a bookkeeper, with the bonus of understanding what is going on behind the scenes without doing the work.The runner-up:- Lessaccounting.com was a close second, and I played around with it for a few hours setting up my books.  

Or paint and maybe add add a runner.

We keep a tub of clean drop cloth runners at the ready for move-in day and lay them over the carpet in all the traffic areas.

@Andrew BabcockI'm thinking more along the lines of Catholic religious jewelry collections of old biddies who die in place or do a midnight runner from a Section 8 apartment to an unassisted living community as soon as a place there opens up for them.
