Two books that would be great reads since you're just starting out would be Rich Dad Poor Dad by Robert Kiyosaki and How to Invest in Real Estate: The Ultimate Beginner's Guide to Getting Started by Brandon Turner and Joshua Dorkin. 

I recently got out of the Army, and I picked up Rich Dad Poor Dad.

Have been to Houston in 2013 and from my memory it gave me a similar profiling to Perth, WA very resource centric (mining, oil&gas) next to energy rich region and liked that the city was big yet not maddening as the NY/LA's of the world.

Too complicated and feature rich can be a drawback as well.

Thanks to BP and the internet in general, real estate investing is not just for the super rich anymore.

For books, I'd recommend "Rich Dad Poor Dad" by Robert Kiyosaki, which is a great introduction to understanding wealth-building through real estate.

I had to use the ole Rich Dad Poor Dad mindset, "its not I can't afford it but HOW can I afford it."

Moreover, working with lenders to refinance successfully is crucial to making this strategy work.BRRR isn’t a get-rich-quick scheme, but it’s an excellent long-term strategy for building wealth if executed properly.
