Maybe shadow someone else doing flips in your area to get a handle on what they do so you can recreate parts of their business model.

Because at this point, I believe it will serve you better to recreate them.

I live in a great location for outdoor recreation where every year vacationers come to enjoy the hiking, biking, skiing, snowmobiling and other opportunities the area has to offer. 

We just completed an ADU a few months ago that was 450 sq ft and we paid for COO (cert of occupany) from recreations and parks for about 6k from what i remember.

Hey @Evan Williams, like @John Underwood said, if you were doing work on the place it doesn't count towards the 14 days.You do prorate based on time spent there for recreation.
