I can see the OP giving this a shot.. but it is risky he could end up making a few bucks and getting experience might just break even or he could take a loss.. that margin is very thin in markets that are not selling as soon as you get CO  thats been one reason we have been profitable very few homes have been carried past CO so financing cost are at a minimum.. you hold a spec home 6 months past Co and every month your losing money you will not recover.

I will be quick to admit I have only had experiences with small rentals (6 units and smaller) so if you are looking for help on larger apartment complexes I would not be a great resource.

So I would love to know where and how I can source such properties.Would also like to connect with some good investor friendly cleveland realtors with ears to the ground.And I'd love to hear about everyone else's experiences with moving from single to multifamily investing. 

Just curious if others have had a good experience with them?  

Usually prospective tenants that agents bring to showings will be more qualified to rent in my experience.

Most lenders will vary how aggressive they will get based on the experience of the operator (you), but I don't know any that will lender to someone who's never done a spec build like you're contemplating.

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

The debt is not yours, and unless a question is asked in a way that would subject every investor to having to reveal the debt of every entity he was an investor in, you should have no problem.This is based on my knowledge and experience, I am not an attorney.  

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.
