My lender knows I could do this, it's just he wants some sort of security just in case I have a run in with a bus or something.

I could also get hit by a bus tomorrow. 

The legislature recognized the potential for abuse of the Ellis Act and provided for steep penalties for landlords who do not comply with the requirements.  

But not sure if tenant would resist and force a prolonged eviction process.  

If I find it to be excessively abused this year I may look to install The Nest or something similar in order to control the heat from afar.

This tenant isn't doing anything illegal, but she constantly fights with other tenants, is always complaining and verbally abusive, and threatens to sue at the slightest rent increase. 

Another scenario is if we experience another great depression, or prolonged recession. 

.* Guru's Seminars;  OK they put you on a bus, give you the big tour of some parks, and hand you course-ware, some good some not so good you'll also get some entitled Mentorship Program were you'll discuss leads with your mentor ( who is really a guru competitor, if you get the drift. ) then suddenly your opportunity is gone. 

But, I realize it is only a matter of time before I have a tenant that starts to abuse this grace period or I end up in court for an eviction.

I feel as though upon coming back they will frown upon our hiatus, and it will prolong the approval process for a loan.
