What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I have a good cash flowing portfolio that has appreciated extremely well In the last 10 years, it’s a small college town off the radar,   and I know it’s a unicorn situation to find deals that are in markets set for great appreciation, and have solid cash flow, but I know there’s more out there! 

I've brokered some commercial transactions and previously owned multifamily, so I wasn't entirely starting from scratch.

They have a lawsuit pending in federal court with a document storage company as well who claims they are owed $40k plus.

Here they all start with "Are you aware of any XYC.." and none of them are asking about previous repairs or issues.I understand that you are concerned, but honestly, if the water damage was resolved, the soaked parts replaced, why would it matter any longer? 

I'd say at least 75% of the time, we have a purchase contract in place and our inspection completed before the previous property even closes escrow. 

The previous owner took exceedingly good care of the building and there was nothing that need to be done except to raise the rents.

And their prices went up so much that I was able to replace them with an all inclusive system including website (I had built my own previously using Wix) with OR for less.
