In short, most likely yes but it depends on your entire tax picture.

You’d avoid higher financing costs for your personal project and simplify your financial picture.

But it's a relatively minor piece in the big picture. 

On that scale we have a range of properties in our portfolio, even though I have started to trade out properties from the lower end back in 2014/2015, and some cashflow a little better - however, when you look at the total financial picture there is a lot more than cash flow: obviously appreciation, but also principal pay down, turn over rate and soft factors like tenant quality and with that turnover cost.RE's primary superpower is equity, cash flow is secondary.

I think there is a weird balance here, among professionals, where people may not want to bad mouth fellow professionals, particularly from the same areas, which can create a skewed picture. 

My realtor wanted to come in and take new pictures but the tenant refused stating they have a medical condition and didn't want to be put in danger with covid.

The description and pictures are excellent marketing.
