Remember Dollar General is typically flat for 15 years just like pharmacy (CVS, Walgreens) so the dollar value deteriorates over time and location is not great with dollar stores most of the time.So Dollar store might start out at say high 6 cap or right at 7 but it stays that way versus  a restaurant getting 2% increases over 20 years the blended cap rate is much higher for return and location tends to be much stronger.

Hello BP, My name is Chad, I am currently a pharmacy student at the University of Iowa and have been a student of real estate for quite a while now through observation, reading, and realtor experience.... but I have no investment experience to call upon just yet.

If site is not optimal then looking at say a Bojangles that won't pay close to the rent of a pharmacy.

I went to pharmacy school so (knock on wood) there are plenty of jobs in numerous locations.Please advise on where would be a good place to start.

Those are a volume business to make money as a developer.If people are okay with flat rent I tend to like pharmacy better because same building size but all brick or stucco building on a hard corner with a red light and high traffic counts.

I received my Doctor of Pharmacy (PharmD) degree from Midwestern University in Downer's Grove, Illinois.
