There's a real good chance that the lease requires them to do several things: upkeep on the unit is a big one (damage to property), weeds outside and landscaping (which encourage pests and insects to inhabit the property), pets authorized or not, additional tenants on the property that are not on the lease.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I have a house in BA being rented out,  to price is a set amount and that's what they shown in disbursement to me, however I got a copy on the current leasing agreement with the tenets and found it that they are charging tenets an additional fee for the appliances I provided,  as well as the pet fee,  both of which they are keeping, and if an appliance breaks or carpets are damaged,  i have to replace them... is this legal?

If you don't allow pets and they have six dogs, you can tell them they won't qualify.I often deal with applicants that I don't think will qualify, and I tell them that.
