You have a great point on equity and I feel as though I have been way to optimistic on how long that will take to build.

I am still cautiously optimistic about the Chicago market, but you do have to underwrite for property taxes to go up substantially in the year post sale.

I probably was too optimistic in my assumptions about how long it's going to take to get everything up and running.
