He obviously will only get himself into more trouble because he now knows 1% more than he did, but not nearly enough to keep out of trouble.

Take a look at what markets you are planning on starting in and make sure it is a growing market where the appreciation is obvious.

When you find a good market that shows steady growth, you get in the way of obvious appreciation.
