I'm nervous about being able to identify a replacement property within the 45 day period and certainly don't want to pay the taxes.

Hi everyone,I have been on the forums for awhile doing research and I feel that it is time to get my first investment property.I am targeting a duplex in the East Bay and my agent/loan officer has come up with some creative financing ideas that make me a little nervous, but may have merit.

I've been too nervous to try property managers because I usually only hear horror stories and that it would eat into my profit.

I am a little nervous to refinance because then my interest rate will go up.

Cats make me nervous, I worry about them scratching everything up and then I would need to replace a bunch of stuff in a tight window. 

I get nervous when it comes to meeting new people.

The extra financial commitment doesn’t worry me, its just the amount of debt that I will have that makes me nervous. 

If it were possible to invest within driving distance we would love that, since we are a little nervous about dealing with any renovations or even just unexpected maintenance from out-of-state.

I hope to hear from some folks as I am so nervous to do this especially in a new city.
