I was thinking about joining but pretty much no no one as I am new to wholesaling 😀   I work with my Title Co and I have EMD letter leaving a certain amount in escrow and I get all the EMD letters i need

The letters are pretty vague and when you look on the EPA website they talk about a 10-year initiative.

I have heard mixed reviews on East Cleveland and heard the tenants is an issue but I'm specifically looking to rent to s8 only for the guaranteed rent.

I've been investing in some mixed use in very small towns for past 5-10 years. populations of 1000 - 1500, 8000, 16000 etc.

I helped the owner structure the seller finance and off-market offer to be closed more easily (more accessible to the buyer) through mixed financing and a lower price.

If you’d been holding around $620K from a 2019 sale and directed it toward a few properties like that.. especially if you leveraged financing.. you might’ve grown your portfolio’s total value well beyond what many Los Angeles holdings would have delivered over the same period.Then again, L.A. still has that unique mix of robust demand and limited supply.. from what I’ve heard, you can see impressive long-term gains there if you’re comfortble navigating tenant protections.

I’ve heard mixed things about it, and I’m wondering if it’s worth considering as a young investor without a lot of capital to start with.

The seller may need to be the one who talks to them or you may be able to talk to them directly if you provide them with a letter from the seller specifying the loan #, sellers SSN, etc.

Personally, I don't mix men and women tenants but I know some people do.
