Depending on what it is this could be tenant misuse or abuse and they could be charged for it.Once the get charged you will see the difference in how many times you have to come out to fix this problems since they will take better care of things

Quitclaim deeds are designed primarily to cure title defects, NOT to transfer title to property.I've seen many situations where a title company will refuse to insure a property on a subsequent sale when title was required by quitclaim deed.Also, you could potentially be voiding your present title insurance policy if you use a quitclaim deed.To me, quitclaim deeds are one of the most misunderstood and misused things in real estate.I could do a 3 hour course on why NOT to use quitclaim deeds in most situations.

(By the way there is no such thing as a quick claim deed, that is simply misuse of the term.)A quit claim deed essentially says, If I have any rights in this property, and I am not saying I do, then any rights I  may or  may not have go to you.

An often misused and I think "slimy" use of the word is by Wholesalers who SAY they are "cash buyers" but once they have you under contract they have to find someone who has the money to buy the contract with cash because they don't have "cash" themselves.
