I personally like to buy in towns/neighborhoods in which no new builds are possible within 10 miles because all the land is developed.

Nice thought but not reality by a MILE.. real estate is full of dreamers..

@Jacob Dalton - I have been a landlord in Chicago for 13 years and as an investor agent I have worked with 200+ investors on the north side of Chicago over the last 10 years. 

There is a small park about a mile from the property, so I know the infrastructure (water, electricity, sewer, trash) is available for a build. 

We are based in NYC but are considering (as of now) locations outside of NY but within a 300 mile radius.
