She did update the mechanicals and roof, so those pricy issues did not have to be addressed.

Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable. 

Unless your mechanically handy your maintenance costs will eat you up.

I would be thorough on inspections so you have a good idea of the mechanicals.

As I long warned on the math of inflation, it does NOT work in a singularity, inflation is a mechanism that has waves.

My point is it's part of our wiring to be suspicious, it's a survival mechanism and that's good.
