I received a quote from Mark DeLaquil at Eon Roofing and Window. www.eonroofing.com, He was willing to talk me through the repair I needed rather than charge me a couple hundred bucks for a five minute job.

So I’m playing the game of trying to figure out which one is gonna be the best bang for my buck as far as rentability goes.

I know it sounds crazy, but they are a little less than 10 bucks per yard installed!

@Ted Akers  yes for instance this would not work well in WA with the excise tax of 1.78% or there about on title transfers.this was a low end deal in GA so it was a normal wholesaler approach I think the guy made 10k on the deal we made a few bucks and they absorbed the one closing costs and transfer tax which was probably nominal I would have to look at the hud.I can see this working in states were double escrows are not allowed any more... or if a wholesaler wanted to put to bed the thought that they are selling re without a license.. you know the wild wild west out there in that industry were basically anything goes   until it does not  LOL.I am NMLS mortgage banker sitting in the bullpen.. my license is on ICE but I do the CE.. just don't want to have to take the test again incase I want to jump back into doing HML.. so for right now taking title is a clear path.. no securities issues no licensing issues.. etc etc.. and 100% control. the only way I will do this these days.. but then again my clients are well known to me for more than a decade most of them and they are high volume flippers etc... so we have a lot going on...

just now the bad people are trolling the smaller investors trying to get 500 to 1000 bucks out of them.. and I am sure many lose those dollars .. going after things that don't exist they just don't realize they don't exist.. 

It's weird stuff like how much the prorated taxes are - changes it by a thousand bucks or so. 

Buy at regular prices and buy wine in addition to your whiskey (our margins on liquor suck - we're lucky to make a few bucks on the average bottle).

They will get monthly payments of $7,112.50 NET To them each month (remember $8,312.50 is coming in on the WRAP AROUND Note of $1,425,000 but $1,200.00 is still DUE and GOING OUT to pay the $270K underlying 1st lien. ) and then when the $1,425,000 Note matures in 36 Months they will also receive approx. $1,180,000 to THEM (this is the $1,425,000 DUE on the WRAP AROUND Note - MINUS the $245K due on the 1st lien payoff -leaving $1,180,000 to them) Q- Who would buy such a Note ? 

You are not allowed to ask the tenant for details about the disability itself, but you are able to verify the presence of one, and that it requires an ESA, and that whoever prescribed it is a real licensed professional with the appropriate credentials to legally prescribe ESAs. 100 bucks says they won’t reply if they got their letter online and don’t really have a disability requiring an ESA. 

If you can separate them and potentially buy your own meter you can save big bucks and it will solve the problem.
