I would hope that while the agent is going through the lengthy process to pitch my offer to the bank, and I have the signed acceptance from the buyer and paying for an inspection that they wouldn’t continue to stack up additional offers on the back end to almost start looking beyond me as a buyer if someone comes in 2 weeks and offers $5,000 more.

The sellers lose a little of retail price but avoid negotiations and lengthy closing times.

It’s only over a month since she moved in and her first month’s rent bounced, didn’t pay for the 2nd (overdue two days ago).

If they have a listing of repairs to be done, after 7 years, it's overdue.

The minimum length is 3 months and I’m thinking the property will be filled within 30 days.  

Through a lengthy and thorough insurance claim, I doubled my money so that was very good! 

Had to pay thousands of dollars to settle utilities, because they don't shut it off after 1 month of non-payment like it would make sense to do - tenant was overdue by over a year for utilities.

However the city the house is in, Birmingham, has a lengthy permit process, and the contractor says he has no interest in getting a permit.

Permits on homes are not transferable so you'd have to go through a lengthy process in hopes of getting a TVR permit, but no guarantees.
