At most do some painting, maybe refinish the floors, change out the locks and call it a day.The first investment really is like your learners permit. 

Education was my first goal when I picked my broker but the big names are going to kill your pockets with all their fees (office, franchise, on top of you commission split) I'm a in person learner I hate learning on a computer.

I would feel more comfortable on my deals knowing the percentage on the ROI,I just do not know how to compute it myself sadly.I am more of a visual learner, if you can explain with an example,I would greatly appreciate it.

I'm a visual learner, and it helps me to have something tangible to use like this and then tweak or add to it as needed.I've gotten recommendations for several contractors, so I'm working on narrowing down to three that I'll request bids from as soon as I get something under contract.And also networking still as I hope to start my second flip not too long after my first one and in my hometown area of Virginia Beach. :)

I've been leaning towards KW Ballantyne area but have recently discovered eXp Realty and studied their model and am pretty torn.Both seem like great options however being a hands on learner I feel like having the office environment with warm bodies to engage with will be beneficial for me personally. 

I am so overwhelmed with getting started, I am a very fast learner and good listener.
