I read that the vacancy rate in Houston for Class B properties is 8.2% is this true in Pearland, Texas City,Katy, and League city as well?

West Coast markets are the big leagues and you have to hustle a lot more with a thin wallet.

I have a couple friends who went to Top 5 Ivy League schools, and there's no doubt that the "clubby" nature of these institutions is a gift for those who know how to use it.So, in my opinion, college is an absolute must.

I went on a full PhD ride to the Ivy League. 

And yeah, again, the Grohe stuff is really in a different league, not sure it's worth it for anyone's needs.3.

I am also from Queens and new to real estate, I am currently looking to invest in NJ as NYC prices are out of my league.
