Be sure to lock in your sales price upfront so you build upside while i arbitrage mode. 

My clients are doing well and looking to differentiate to hit hyper growth mode. 

I feel like the contracts are more balanced and fair now, but deals are getting done.If your model is using Big Z data, I would not trust that for a second.

I only purchase off market, never put money down and I don't use banks, so my model is very different.

Maybe some market research or asking around in local forums could give you a rough idea without going full-on data science mode.

The model is very common and usually has mixed to poor results.

The same logic goes for the LTR insurance with adding premiums (which is really what Sthe STR insurance model is)Most STR insurance is exactly the same thing as LTR with tons of premiums added for unnecessary reasons like no one will ever use.
