I think at the end of the research towards better terms and rates, a typical broker can achieve the same or similar but by juggling elements such as charging points and adjusting lender fees and underwriting fees and rates.  

But that's probably your best target market -- younger up-and-coming LOs who are trying to juggle a 70-80 hour work week with family.

I still work 8-4, so would have trouble being able to juggle maintenance calls, showings, and all of that (I imagine).

As has been mentioned above, the worst thing you can do in such a situation is go in being able to juggle loans (see Uncut Gems...good movie even for investors to check out) that ultimately can turn into gambling when you don't know if you're numbers are going to bear out and you're going to hit a profit that makes it worthwhile in the end.

Juggling that and starting out in real estate, you’re a busy man :-).

If you progress someday to apartments, then you'll need a GC to juggle the work load and timing of repairs, schedule inspections for signing off permits, etc.

Otherwise go small to get that experience.I would like to believe the world is filled with capable people who can juggle business debt adroitly and always come out ahead.

Congrats on the project, we should start a construction support group, I have a few projects going on and its like juggling cats lol.
