I think at the end of the research towards better terms and rates, a typical broker can achieve the same or similar but by juggling elements such as charging points and adjusting lender fees and underwriting fees and rates.

As has been mentioned above, the worst thing you can do in such a situation is go in being able to juggle loans (see Uncut Gems...good movie even for investors to check out) that ultimately can turn into gambling when you don't know if you're numbers are going to bear out and you're going to hit a profit that makes it worthwhile in the end.

If you progress someday to apartments, then you'll need a GC to juggle the work load and timing of repairs, schedule inspections for signing off permits, etc.
