I use this type of system in a ten unit that I own because the cost to submeter each one was cost prohibitive I usually don’t include other items like wifi/internet unless it’s a furnished/short term rental. 

Typically has a balloon payment due in 6-12 months, so you need to ensure you're ready to get it rehabbed and sold (or refinanced) quickly.

Once the property is sold, the county will reassess it at market value, meaning your property taxes could rise significantly.

There are plenty of HMLs that would look at your 8 'exits' (whether you kept or sold) and put you on some kind of "Pro" category and help you leverage as much as possible to grow as quickly as possible. 

Comparable homes on the street have recently sold for at least $340K, but those homes have a maximum of 6,000 sqft.

I would pull comps, see what sold for the most and fastest.
