Just like with dieting, relationships, investments and everything else that requires no real knowledge, only opinions. :)

I've also made a lot of healthy lifestyle changes with my diet and exercise over the past year and cut out all the extra sugar and I feel SO MUCH BETTER.

It never goes as far as the evection filing but close, past the North Carolina late rent notice and late fee and onto the 10 day demand notice most months which is part of North Carolina legal process.My wife blames me for having approved them and in my heart I know it’s true and right so I will continue to struggle for the rest of their lease and the extended lease I offered when they agreed to start paying on time!

The last two months have consisted of me eating a poverty diet, not having fun because I can't afford to go anywhere, sleepless nights, having to ponder selling my car just to make loan payments, and seeing about $25k of profit go out the window.So what would I have done differently...1.  

If you're heart is set on this place, have you and your father discussed seller financing? 

Despite my bleeding heart, I also run my business as a business, and approach my business as you do, providing a good product at a fair price.I know what I have written in this thread will lead some to believe I am a push-over and just need to become callous and more "business like".

Their mindset is enjoy a restful winter in a nice house in a sunny clime not party hearty for a weekend.  

So I am committed to get back on track and getting some deals done and focus on growing my REI business where my heart is...
