With properties in A or B neiborhoods it could work but this is definitely low class property.....should be 2-3% I don't want to sound harsh but I wouldn't consider you as a client as well.....not because of one property - all my clients start there.

Most importantly, I have a deal under my belt and people know how well it's doing despite a couple of initial setbacks.Sorry if I came out as harsh, but I can't believe people actually think lending institutions will just hand over money with no skin in the game.

Keep in mind that the local rankings in order of desirability, as harsh as it may be, are as follows (sorry locals, I grew up in Brazoria): 1) Lake Jackson and immediate surrounding area (Clute not viewed favorably by long time locals) 2) Angleton area 3) Brazoria 4) West Columbia 5) Sweeny 7) Surfside and Freeport maybe tied.

Now the growth of the base up there and housing shortages you may have some long term/ “off season” (non-summer) options, that wouldn’t been a bad thing but w the harsh winters, and likelyhood of cabin fever, is think your market is extremely small and even then, my requirements and checks would wipe out most of those interested.I wouldn’t waste my VA on it though.

When you call for inspections the inspectors check on your developers license if you don't have one they report you to the CCB you get a form letter pay your 1k fine get your license and don't do it again.ON the selling real estate you don't own in this state the civil penalties are quite harsh..
