I just listed my last property for sale, a fourplex in Pocatello, because now I focus more on commercial RE and syndications to be a true passive investor and not deal with tenants and repairs.

I used a private lendor to fund the re-hab (cash) and owner financed the purchase price (minus down payment) I have a bank account linked to Stessa and I see the cash deposit in the transaction tab.

It’s not going to make you money in fact, youd be better off flipping a house in Ahmerst or Clearence or Orchard park paying full market price for it updating a kitchen and bath and then re selling it for 60k more.

About me, most of my assets are RE but in another market so I would be diversifying in that market.Potential for appreciation is very uncertain: prices have risen a lot locally lately and are as high as they have ever been, and it’s unlikely higher prices would be affordable by locals.
