Would you consider the following areas to have potential: Arlington, Garland, Mesquite, Richardson, North Dallas, or Northwest Dallas?

I've seen some properties around Richardson, Garland even around bishops arts district.

I am selling a rental property in Garland, Texas, with similar specs, except it was built in 1956, and I am doing a 1031 exchange.

I am from Richardson next door to Garland and I know that while Garland house prices make rental cash flow easier, appreciation has historically been minimal compared to the pricier northern suburbs like Plano/Frisco. 

That side of the metroplex - in terms of West side to East side and north are really the only areas (Garland, S Irving and Mesquite) that are still relatively affordable when it comes to rentals.

@Jonathan Paul Shortt I‘d take a look at Garland, Mesquite, Irving in the Dallas area.

I'm going to inspect the house in the morning accompanied by the Garland Police Dept.
