Fortunately, I had the foresight 20+ years ago to put white cabinets in my ER kitchen and they still look wonderful and of course make the space very light and bright.

@Lucas CarlFrom my experience in working with various people in different spheres, anyone who is ready to jump like that, without any foresight, is potentially a trouble maker.Right now I have one such person who has been chasing me for months saying how much he wants to take part in what I do, was taken on board and all of a sudden went off the radar, ignores emails, chat messages, sms and sends phone calls to voicemail - all the while posting happy photos on Facebook.If you told your potential mentee/partner to read the books and listen to podcasts and he dismissed your advice, he is going to dismiss your other advice and do what he thinks is right - without ever asking you beforehand or even telling you after he's done it.

I say this because the property I am about to go and view is on a piece of land that is smaller than the norm, so it will not be so attractive to developers here as they are use to building such units on bigger or the correctly zoned sized land.I have little money at this time as it is tied up in the properties I own + I am not in full time employment (no cash flow right now to release), but I have the foresight to make this land be worth more than what it is, by using my architectural skills.So where I need help is on how to secure the seller's confidence by achieving a conditional offer, subject-to doing my due dilligence with little money down (i.e. $1,000)?

in FL and Louisiana you pretty much have to wait until the auction starts before you can bid.Make sure you complete your due diligence (liens,title chain review, easements,etc...) and visit/inspect the property in person tax-deeds require alot of foresight.
