Sure, more cashflow would be nice, but I will take a single all day rather than sit on the sidelines watching for the ultimately awesome deal that may just be a fantasy.

I would not put my money in any investment whose advisers were a herd of uninformed people who want a token of their fantasy in a British rom-com.

Other than fantasy terms and upfront fees, you can look up their name in the county records where mtgs are recorded.....search their name, see how many, if any, mtg.s they have recorded.You of course can better terms from traditional lenders assuming the proper experience, capital and project specifics of course.
