I knew the fire insurance would be CA Fair Plan.  

Curious how this will play out in the courts (granted it's LTR) and affect pricing products used for STR such as PriceLabs (which I use but have to seriously manually adjust for very specific reasons).

Chances are this is NO deal property as the X will want their fair share and a fair market appraisal will need to be done and the equity split equally.   

I love my CPA just wondering about what a fair price is for a CPA to do our taxes.

So I would suggest keeping your STR property geographically close and doing as much as possible to keep your profit% high as possible.As far as the actual house you use, I would just say - be honest, be fair and strive for the best area, most amenities, cleanest house, best communication, and any other extras you can get.

We're priced somewhat above a fairly new Springhill Suites about 4 miles away. 

I know this is above and beyond what most municipalities require, but being fair will make the whole process easier.Additionally, a new landlord can reduce the 60-90-day notice by offering more moving assistance (cash and/or labor) if they move sooner rather than later.

Collecting rent rolls, walking properties, learning who's doing the best in our sector/niche and how they're doing it, finding partners, all of these things I'm fairly good at, as I've been doing this for my recruiting agency for the past 3 years.

Now taht real estate has gone back to the good ole days of not being an appreciation machine and a good investor needs sound fundamentals in managing and overseeing the properties - now you are given the wave of "creative finance" which comes off as its easy to get a home but it will be interesting to see how these people are fairing in a few years of mismanagement of these assets.
