Everyone needs to run their own numbers and not take the wholesaler's price opinion or rehab budget.

In FL PS only provides about 37% of the leads/oppertunities going through the county records offices (I have  study I have done comparing the 2 to back this up if you want me to post it/send it) recorder offices Florida and Hilsborough are obviously competitive but if your getting information before everyone else and using it fast in the market where it matters its not so competititve.If your leads are for say absentee owner, tired  landlord then you want the owner to have had the property for longer to hopefully increase motivation.

I think that will help everyone give you better advice. 

Otherwise, I’d save my cash for the next acquisition.I’d also be posting on every social media platform and telling everyone I knew that I was looking for more real estate deals.

They read this thread, so they definitely know I’m warning everyone. 

I started REIA Rico in 2021 and have at least 2 meetings a month for real estate investors.I'll be honest, what you are seeking is what almost everyone who reaches out from the mainland is seeking.

I told them the price, which was fair for the market, but everyone wanted a deal.
