Trick with any sales funnel is a having a good lead magnet or Item of value to entice buyer/seller/ lead to give you their contact information.

By the way, I tried living in the valley because I was enticed by the lower home prices, but that experiment only lasted 2 years.

Strong fundamentals needed are a given but you can have 2 close to identical companies but one has a really strong marketing machine so stands out as different and enticing.  

It was the Rylee Anne's that were offering 2 months free + a tv to entice renters while my b class rents skyrocketed.

They have years of development before they start to "run out" and your start to look more enticing.

If he’s not the tea and crumpets Type then Maybe a few lotto tickets a bottle of mad dog and a pack of Newport’s would entice him to pay his rent also

Maybe a bigger down payment will entice them maybe a slightly higher interest rate will .. you have to find that sweet spot where they’ll budge .

Perhaps paying closing costs, enticing the seller to move on with a small chunk of cash out of your pocket to help with moving costs etc. 

To make it even more enticing is that the parcel it sits on, if it were to join with two other parcels (the other two parcels are owned by the same person) would make it even more desirable.
