The POF I sent was in the name of Barnard Enterprises, Inc (my corp) and since that happened to have my name in it as did the trustee name on the contract, no questions were every brought up by the seller.At closing, escrow would be instructed to wire my fee to me and the buyer and I would execute a substitution of trustee at closing.

since when can 3 (or more) consenting, informed and properly declared parties involved in legal enterprise be considered illegal in NC or any other state for that matter.based on this, is it illegal to assign contracts with unlicensed birddogs?

I could hire a realtor at no cost to locate properties, and hire a project manager/GC to manage rehabs for me at far less total cost than 50% of the enterprise (unless the enterprise itself is pretty shaky and then giving away equity is like giving ice cubes to a resident of the North Pole). 

As you are getting out and meeting other real estate business you will have referral business for that enterprise too.

Most of the time when the government attempts to mess with free enterprise, it does not accomplish the goals.
